Bathroom/creating single bedroom

Hi all,
I was just looking for some advice initially and if my idea is feasible then hopefully someone could give me an idea of price.

We have been trying in vain to sell our house before I have our second baby but it doesn't look like it's going to happen so we're looking at alternatives to create a third bedroom in the house we are in.

We currently have an enormous bathroom which i think we may be able to split and create a small bathroom and single bedroom but i would appreciate your opinion on my idea, i've drawn up a little mock diagram of what i'd like to do, but i can't seem to work out how to get it to show here. Can anyone help?

    If you upload a picture to a website like https://www.photobucket.com then you'll then under the picture on that website you'll see some different options if you copy the code and paste it onto your post here it will appear.  It sounds a bit complicated but it really isn't!

    I'm struggling to see the dimensions in the picture, but it looks like 3.3m x 2.5m for the original room?

    What about moving the bedroom door down the hall so that it is right next to the bathroom door so the hallway is smaller. Also flip the door to open against the wall - will increase the space available in the main body of the room.

    Could you push the bath further into the next room at the bottom of the diagram, swallow that foot or so of space behind the door so allowing the whole bathroom to reduce slightly and provide more room to the new bedroom?

    or...

    What if the new bathroom door was from the stairs, facing the window. The bath could then go in the space where the door is now, the toilet turned to face downwards, and the sink between the toilet and the window. This would keep the bathroom door away from the new bedroom door too (less chance of waking the baby!). The bedroom door could then be right down towards the stairs. Also with this layout, you could have a frosted glass panel and even frosted bathroom door to allow light from the window through to the stairs.

    Looking at the picture, maybe you could get away with a shorter bath (there are shower baths that are 1500mm long) and reduce the size of the bathroom to give more space to the new bedroom?

    Interesting suggestions ic, i'll have to measure it up and see if they could work!

    The dimensions of the original bathroom are: 3.3m x 2.5m (10'8 x 8'3) but we are swallowing a random cubbyhole in the hallway for the bathroom too so that's given us a fraction more useable space.

    What is the width of the cubbyhole in the bathroom? Will give us a total dimension to work with ;)

    I don't have the exact measurements here but if i remember rightly the measurement from the window out to the corner is 2'11, i can't remember the exact measurement for the other way, it's smaller but i can't remember exactly.i will remeasure when i get home.

    Obviously i don;t know how much we lose gain when the walls go into the equation!

    Ok, so the measurements for the cubbyhole are 945mm x 745mm. Can anyone else help or offer suggestions of whether this could work?

    I think you will regret this. You are going to end up with two tiny tiny rooms. No attic to attack?

    You are finding it hard to sell your house already and my concern would be that splitting the bathroom would reduce the value and/or ease of sale of the property so you will be stuck with it. Maybe there is some reason it is not selling. Perhaps it was priced too high, or there is something that is turning people off, or the estate agent was useless.

    I don't agree with Leif - I think a third bedroom (albeit a small one) will add value.

    Baths in alcoves, like you are suggesteing are a nightmare in terms of maintenance, especially if the taps need changing etc. ICs suggestion may be more realistic.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
